Indoor Air Quality in Commercial Buildings

Heating and cooling the air in your office building is important, but there is another aspect of air quality we must not ignore when it comes to commercial heating and cooling – indoor air quality. The Environmental Protection Agency (EPA) places poor indoor air pollution among the top five environmental risks to public health. Bacteria, mold, dust, and pollen are carried and spread through the air every time your heating and cooling system’s fan runs. Installing the correct electronic air cleaners can remove these pollutants and keep the air clean and healthy. Just give us a call and we can recommend and install the best air filtration system for your office or commercial property.

What Sets Commercial HVAC Systems & Services Apart?

At Conejo Valley Home Services, we’re proud to operate as a full-service HVAC company for homeowners, property owners, and business owners throughout Ventura County. We know the ins and outs of both residential and commercial HVAC systems, providing solutions that are affordable and effective for years to come.

Here are some of the key differences between commercial and residential HVAC systems that our trained professionals are experienced and equipped to handle for your business, office, workspace, or industrial site.

Scope

It might go without saying, but residential HVAC units and systems are much smaller compared to commercial ones that need to heat or cool much more expansive spaces. Commercial HVAC systems also differ when it comes to components such as thermostats, condenser fans, compressors, evaporators, blowers and, dampers. Also, because commercial HVAC systems typically serve larger buildings and rooms, they tend to consume a lot more power than varies in scope according to your site’s function and goals.

Positioning

Typically, residential HVAC units are installed outdoors in backyards or beside their corresponding homes. However, many commercial HVAC units are strategically located in swamp coolers or on the roofs of buildings for the following reasons:

  • Space-saving solution
  • Eliminates noise pollution within the building
  • Easy-access maintenance without interrupting work or production

Intricacy

Besides size and scope, residential and commercial HVAC systems also vary in structure and design. More often than not, commercial HVAC units need to be more adaptable according to the following factors: the type of building, the number of occupants, and whether or not the site requires periodic or constant use. Overall, the complexity of commercial HVAC systems is determined by the function and an end goal of the business or industrial site (i.e. structure and what is manufactured or produced at a particular space). Because exhaust can be a major concern at certain commercial sites, an HVAC system may contain and require additional mechanisms and components.

Drainage System

For commercial HVAC systems, most components tend to be larger than that of residential units–including the drainage system. Because residential HVAC systems serve less square footage on average, they usually drain in a single pan that is placed outside the house. However, many commercial HVAC systems are comprised of multiple pipes and pans for thorough draining, ensuring total evaporation, and eliminating any possibility of overflow.

Modular

As mentioned before, the overall set-up of a commercial HVAC system highly depends on the structure of the building it’s intended to serve. That’s why the vast majority of commercial HVAC units are manufactured and designed with modular components as opposed to stand-alone residential systems. This modular approach allows for easy maintenance and opportunities for consistent upgrades for business owners and commercial property owners and managers.

Types Of Commercial HVAC Systems

All of us at Conejo Valley Home Services take special pride in providing quality solutions for commercial HVAC solutions. Not only are we equipped to handle commercial HVAC units and ducts of a larger scope, but we are also well-versed in the varying types of commercial HVAC systems, which we explain further in-depth below.

Are you unsure what type of HVAC system is installed and operating in your commercial facility? Contact our team of HVAC experts today for a free inspection and consultation by calling 805.499.0448.

Single Split

Single Split HVAC systems are among the most popular for commercial buildings because they are the most affordable and perfect for workspaces and facilities with small offices, server rooms, shops, or restaurants. This is because single split systems are designed and structured to allow for controlling temperatures and airflow within individual rooms.

More often than not, single split systems include an air conditioning unit to cool the refrigerant as well as furnaces and an evaporator coil that will convert the refrigerant and circulate the air via ducts throughout the entire building. Occupants can control the system and adjust internal temperatures by means of a thermostat or control panel.

Here is a breakdown of the pros and cons of a single split commercial HVAC system:

Pros

  • More cost-effective than central HVAC systems
  • Self-contained–meaning, when one unit within the building breaks down, the others remain functional

Cons

  • Every indoor unit requires an outdoor unit counterpart–this is not ideal for larger buildings that will require a greater number of units

Multi-Split

Although very similar to single split systems, multi-splits differ in one major way–they only require a single outdoor unit per every nine indoor units. Utilizing inverter technology, these systems allow their compressor to operate at variable speeds. This is especially important because a large amount of energy is consumed in a forced-air HVAC system each time the compressor turns off and on. Within a given day, the compressor will switch back and forth as a system senses the proper temperature or the need to compensate. As a result, a multi-split system cuts down on the overall energy that is consumed since it is built with sensors that help detect even the smallest changes in temperature and make the necessary adjustments.

Additionally, the heat pumps included within multi-split systems harness the natural properties of heat to move from warm areas to cool ones, making them more cost-effective and energy-efficient than traditional furnaces and air conditioning units.

Here is a breakdown of the pros and cons of a multi-split commercial HVAC system:

Pros

  • Fewer outdoor units save space and preserve the architectural aesthetic of larger commercial buildings
  • Wall and ceiling mounted air conditioning units are available– as well as air curtains for entrances

Cons

  • Require more pipes and ductwork than single split systems
  • Higher installation costs for the additional time and labor needed

VRF / VRV

VRF (Variable Refrigerant Flow) and VRV (Variable Refrigerant Volume) both refer to the same type of commercial HVAC system and technology that was developed by Daikin, the original company that has the rights to the name. Since then, other companies began to offer similar HVAC technology and created their own terms based on the original. Now, VRF and VRV are used interchangeably throughout the HVAC industry to describe this particular type of system.

VRF and VRV HVAC technology are best suited for medium-sized to large commercial spaces such as mixed-use buildings, retail or large office spaces, or even hotels. Within the VRF and VRV category of commercial HVAC systems are two further distinctions and types–heat pump vs. heat recovery.

A heat pump VRF/VRV system provides either heating or cooling within a commercial building, which is ideal for open plan areas. Alternatively, a heat recovery VRF/VRV system is designed to provide heating and cooling simultaneously, accommodating commercial buildings with several smaller rooms. Heat recovery systems accomplish this by gathering waste heat from other areas of the building and using it to heat other rooms–and even water.

Pros

  • Ability to meet heating and cooling requirements for larger buildings
  • Easy-to-use, reliable, & efficient
  • Easy to install and maintain
  • Flexible to building size and use

Cons

  • Highest in cost on the commercial HVAC market
  • Larger buildings may require a backup condenser in the case of failure or power outages
